Heka As Oy apartments (housing company apartments)
Heka’s As Oy apartments are one- and two-bedroom apartments that are located in housing companies in different parts of Helsinki.
Heka is not responsible for the property management or maintenance and cleaning services of these apartments, as these services are arranged by the housing company that the apartment is part of.
These apartment used to be owned by Helsingin Asuntohankinta Oy Ab.

Make an appointment for a viewing of the apartment with Heka’s customer service for housing company apartments. After accepting the apartment offered, make an appointment to sign the rental agreement. Agree on the moving day and the pick-up of the keys in advance. Pick up the keys to the apartment from the customer service office on the day you move in.
Parking space reservations, keys to parking spaces, sauna time slot reservations and notifications of moving are handled by the housing company’s property management office. Housing-related services that are not included in the rent are paid for separately by their user.
Pay the rent to Heka’s bank account, number FI08 1426 3000 1083 71. If you pay your rent via an e-invoice or direct debit, please re-enable e-invoice or direct debit in your bank. Select Helsingin kaupungin asunnot Oy as the invoicing party.
At the end of the year, you will be sent a letter containing information about next year’s rent and reference number.
Please follow the rules of conduct of the housing company that your apartment is part of.
Submit defect notifications according to the instructions provided with the table of responsibilities.
Please notify Heka of any defects in your apartment without delay. The maintenance and repair of the indoor facilities of apartments are the responsibility of Heka.
Submit defect notifications concerning your apartment to Heka. You can submit defect notifications concerning your apartment via email or by phone.
In urgent matters, please contact the housing company’s on-duty service, the contact details of which you can find on your building’s noticeboard.
If you notice a defect on the property outside of your apartment, you should contact the housing company’s maintenance company first.
You can terminate your rental agreement by submitting a notice of termination to the customer service via email to firstname.lastname@example.org, by post or personally at the customer service office.
If you have any questions regarding termination, please contact our customer service.
If you would prefer not to use the termination form offered by Heka, you can instead submit a notice of termination to Heka as an e-mail message at email@example.com.
Please make sure to include the following information in your message to ensure the smooth processing of your notice of termination:
- Use a clear e-mail subject line that includes the word ‘termination’.
- Indicate in the message itself that you want to terminate an rental agreement.
- Provide your address.
- Provide the end date of the agreement.
- Provide your name and contact information.
Ensure that you receive an acknowledgement that your notice of termination has been received as well as instructions on how to return keys, clean the unit before moving out and conduct the housing inspection.
If you have a parking space, sauna reservation or laundry room reservation, they must be terminated with the building management office or service provider with whom you made the original agreement and you must also agree to return the keys with them. The keys should not be returned to Heka.
The table of responsibilities for Heka’s As Oy apartments
The table below indicates which parts of the apartment and the maintenance and repair tasks are the responsibility of the housing company, which parts and tasks are the responsibility of Heka and which parts and tasks are the responsibility of the resident. The responsibility for maintenance and repair costs is also divided according to the table.
As a tenant, you have an obligation to take care of the entire apartment and all its facilities, such as the storage and balcony belonging to the apartment or the yard. You must also immediately notify Heka of any damage to the apartment and any shortcomings and defects that are the responsibility of Heka.
You are liable to compensate for any breakages and other damage that you have caused intentionally or negligently, even if the damaged part of the apartment is the responsibility of Heka for maintenance and repair. In determining the costs for repairing such damage, Heka refers to the fees set out in the Heka damage price list.
As the main tenant, you will also be held liable for any damage caused by your family members, subtenants and guests.
This table of responsibilities only applies to Heka’s As Oy apartments. The responsibilities related to ordinary Heka apartments shall be governed by Heka’s table of responsibilities.
