Terminating a lease agreement
Always terminate the lease agreement in writing. The notice period for non-fixed-term lease agreements is one month.
It is recommended that you terminate the agreement as soon as the date for moving to another apartment has been confirmed or you know that you will no longer need your parking space or sauna reservation.
The notice period of a non-fixed-term lease agreement is one month, which is calculated from the last day of the calendar month during which the termination was made. Example: the lease is terminated on 15 March, the notice period is calculated from the last day of March, and the lease agreement ends on 30 April.
A fixed-term lease agreement cannot be terminated; instead, it ends when the deadline specified in the agreement expires.
The tenant is responsible for paying the rent even during the notice period.
The termination must always be made in writing. The most convenient way is to do it electronically.
You can terminate the lease agreement for your apartment in the Resident Portal (Housing services – Termination) by verifying your identity with your online banking credentials or mobile ID. You can also switch directly to electronic termination.
If several persons have signed the lease agreement and you want the lease for the entire dwelling to end, each person must personally terminate the agreement.
When you terminate the lease for your apartment, all other agreements related to it (e.g. a parking space or a sauna reservation) will also be terminated and the residents of the apartment are marked as “moving out”.
Only terminate your part of the lease agreement for the apartment so that it will continue in the name of the other main tenants and they can keep living in the apartment.

If you want to terminate another agreement (e.g. a parking space or a sauna reservation) in addition to the lease agreement, do it separately in the Resident Portal (Bookings – Ongoing bookings – Terminate booking).
If other residents are moving out with you, provide their names separately in the Resident Portal (Service Request – Bubmite a notice of moving out).

You can also send notice of termination to Heka by email. In this case, send your email to the customer service. In your email, please let us know the following so that the termination process goes smoothly:
- Specify the email clearly, mentioning “Termination” in the subject field.
- Indicate that you are terminating a lease agreement. In addition, tell us which agreement you want to terminate (lease agreement for an apartment, parking space, sauna reservation or laundry room reservation).
- Provide your address.
- Specify the end date of the agreement.
- Provide your name and contact information.
Check that you get a confirmation from Heka that your notice of termination has been received.
