Have you notified Heka of all the people living in your home? Report any changes to the occupant information and enter the prize draw for cinema ticket packages

According to law, residents are obliged to notify Heka of anyone living with them. It is also important to let us know because our maintenance staff will only open the doors to an individual listed in the list of tenants if you lose your keys or have forgotten them at home, for example. We also use the contact details you provide to send information to residents.

Please notify us of any changes to occupant information when

  • a child has been born into the family – register your child in the register of occupants as soon as they have a name.
  • the resident or the resident’s name changes – we will update the name in the register of occupants, stairwell name board and the door to your apartment once you have submitted a service request via the OmaHeka Resident Portal.
  • if someone other than a party to the lease agreement, such as a spouse or a child, moves into the home while you are living there.
  • if an occupant other than the party to the lease agreement, such as your family’s child who has become of age, moves out of the apartment.
  • a subtenant is moving into the apartment – under a subletting arrangement, no more than half of the rooms in an apartment may be made available for another person’s use. Find out more about subletting part of your apartment.

We will be raffling 20 pairs of cinema tickets among everyone who has reported their occupant information in the OmaHeka Resident Portal by the end of November. If you have already reported a change to your occupant information after 1 October, you will automatically be entered in the prize draw. We will notify the winners personally.

How to update resident information

First, check the occupant information for your home in the OmaHeka Resident Portal:

Omaheka.fi -> My economy -> Choose an apartment -> Agreement  -> Show agreement -> Agreement parties

If the occupant information is correct, you do not need to notify Heka’s customer service.

If changes need to be made to the occupant information, please report any residents missing from the information or those who have moved out using the form for notice of moving out or moving in:

Omaheka.fi -> Service requests/forms -> Add service request/forms -> Submit a notice of moving in or Submit a notice of moving out

You can enter the details of several people at the same time.

You must provide the following information for any people living with you

  • name
  • date of birth
  • relationship with the main tenant
  • if the person to be registered is your spouse, provide the last part of their personal identity number, as a spouse living in the same apartment is also responsible for the obligations arising from the lease agreement.

According to law, a resident is obliged to provide details of the people living in the apartment

A Heka tenant is obliged to notify Heka in writing of the number of people living with them in the apartment and the grounds for their tenancy. Heka needs information about the people living in the apartment, partly because our maintenance staff will only open the doors to an individual listed in the list of tenants. Information on the number of residents is also required in order to charge the correct amount of advance water charges. Heka uses the information from the register of occupants to determine which names should appear on the doors of the homes and on the name board in the stairwell. Heka also uses this contact information to send information to residents. Furthermore, the purpose of the duty to notify is to monitor the rights and obligations arising from the tenancy and to ensure that liabilities are met. The obligation to report stems directly from the law.

The tenant must provide this information when signing the lease agreement. If any details need to be updated, the resident must always notify us whenever a new resident moves into the apartment. If a resident moves out of the apartment, Heka must also be notified of this without delay.

If a resident fails to provide details of other residents, they are in breach of their statutory duty. Heka may take action by issuing a warning, giving notice to terminate the lease agreement or cancelling it.

In this context, residing in the apartment refers to the use of an apartment for long-term and permanent living, i.e. using the apartment as a home. For example, a resident does not need to notify Heka about a partner who occasionally stays overnight in their home if that partner permanently lives in another apartment.
