Did you receive an SMS notification about a debt? We also send text messages about accrued debt

We inform our residents of any rental or other debts accrued also by text message. With the text messages, we aim to reach residents who have accrued rental debt or other debt to Heka more quickly and effectively so that their rent payment can be sorted out. We will continue to contact residents in case of problems with rent payments also by phone, email and letters.

How to recognise a text message sent by Heka

Scams are common today, and many of them begin with a text message. This is how you can identify a text message related to rent or other debt collection:

  • The sender of the message is Heka.
  • In the text message, we instruct residents to check the amount of the debt and the payment details and to contact us via the OmaHeka Resident Portal.
  • The text message cannot be replied to.
  • Heka does not include payment details or the amount of unpaid rent in the text message.
  • The text message does not contain any links.
  • The text message does not contain any personal data.

If you receive a text message from Heka informing you of a debt, check your debt situation in OmaHeka. It is advisable to pay off the debt immediately after the text message to avoid any possible collection fees.

Who are the text messages sent to?

We will send debt text messages four times a year, by area, to the people who owe more than EUR 20 in rent but less than two months’ rent.

Because text messages are sent by area, you may not receive a message immediately, even if you have accrued rent debt. You can always check your rent payment details and situation on the OmaHeka Resident Portal.

In addition, we send monthly text messages to all Heka residents, irrespective of their property and area, who have

  • outstanding debt of EUR 0.01–20
  • rent debt equal to two months’ rent
  • rental debt corresponding to four deductibles remaining after the allowances paid by Kela.

Even a small debt increases the interest

We will send you a text message, even if the debt is only EUR 0.01 or another small amount. In accordance with good debt collection practice, residents have the right to know the amount owed, regardless of the amount of the debt. Even a small debt increases the interest, so it is advisable to pay it off.

Check and update your contact details on the OmaHeka Resident Portal

We will send a text message to the phone number registered in the occupant information. You can update your contact details on the OmaHeka Resident Portal. In cases where an apartment has more than one main tenant, the text message will only be sent to one of the main tenants.

If a resident does not pay their debt or make a payment agreement after receiving a debt collection text message, we will send them a traditional collection letter. We may charge a collection fee for the collection letter, but there is no collection fee related to text messages.
