Proposals for 2026 rents have been sent to resident committees – increases more moderate than in recent years
Resident committees received the budget proposals for next year's rents for a round of comments this week. Heka's board will confirm the rents in October.

Moderate growth of costs curbs the need for rent increases
A 1.9% average rent increase is provisionally proposed for 2026. Apartment-specific increases may be lower or higher than this. On average, a 1.9% increase means an increase in monthly rent of around €11 for a 40-square-metre apartment and a €20 increase for a 70-square-metre apartment.
The increase in Heka’s interest costs has slowed down and other operating costs are expected to rise less than in recent years. The rent increases will also be slightly reduced by the capitalisation by the City of Helsinki for the next year.
“We will be able to increase the renovation budget without having to significantly increase rents. Next year, we will spend about ten per cent more money on repairs than this year,” says Maria Aspala, Managing Director.
After the difficult times of 2024 and 2025, Heka’s financial situation and liquidity are now good, and we are able to take good care of our properties and residents. The sudden rise in interest rates in recent years has now stopped and interest rates have become more moderate, which has slowed down the increase in Heka’s costs and curbed the need for rent increases. However, increases are still expected in the prices of goods and services. It is therefore likely that rents will continue to need to rise in the future to cover all of Heka’s operating costs.
Schedule for the 2026 rent review
Heka’s rents for 2026 will be confirmed during autumn 2025 as follows:
- Resident committees received the budget materials on 7 August.
- Residents’ committees will give their statements by 28 August.
- The statements will be discussed in Heka in September, and the necessary changes will be made to the budget documents.
- Heka’s Board of Directors will confirm the final budget and average rents for the properties in October.
- Heka will inform the residents of their apartment rent in October.
- The new rents will come into force on 1 January 2026.
