Interim information about the harmonisation of lease agreements: thousands of lease agreements have already been renewed

We will gradually harmonise our tenants’ leases within the next few years. This will involve updating the content of our lease agreements so that in future all of our tenants are subject to the same terms.

The lease agreements at Rekipellontie 10 in Vesala were harmonised in the spring of 2025.

Lease agreements have been renewed at 29 locations in eastern Helsinki so far.

We will harmonise the leases gradually by area within the next few years. The schedule for the harmonisation of leases that we provided earlier had to be changed, because updating the lease agreements is taking longer than estimated.

We will send you a letter by post to notify you when the harmonisation of lease agreements will start at your location and if your lease agreement will need to be renewed. The letter will contain instructions for signing the new lease agreement. 

Next, the renewal of lease agreements will continue in Heka’s Puotila area. Letters to the tenants of these locations will be sent by post in August.

Most of the lease agreements will be renewed 

The aim of the harmonisation of lease agreements is to achieve better housing comfort as a result of all tenants being subject to the same agreement terms going forward. The harmonisation is also necessary to ensure that our lease agreements comply with current legislation. Currently the terms of our lease agreements concerning things like smoking, water charges and the moving day vary depending on when the agreement was made.  

The number of lease agreements that need to be harmonised is approximately 34,000, which accounts for the majority of Heka lease agreements.  

The harmonisation does not apply to tenants 

  • whose lease agreement started on or after 1 January 2022, as the terms of these agreements are already in line with the new lease agreement model 
  • who are living in a building that will undergo renovations starting in 2025 or 2026.
