Common Everyday Rules help to create a safe and comfortable environment for all
Good living and good work start with everyday encounters. The Common Everyday Rules show what kind of behaviour we expect from each other at Heka and how we can create a comfortable and safe living and working environment together. Our common goal is that everyone can go about their business and everyday life safely and in peace.

The Common Everyday Rules apply to everyone who stays in or visits Heka buildings and deals with our staff or residents: residents and their guests, but also Heka employees and partners. The rules guide good manners in all interactions with others in the stairwell, the yard and other public and shared areas of your home building, and between Heka staff, contractors and residents during maintenance visits, on the phone and at the customer service desk.
The Common Everyday Rules remind us of the importance of good and respectful behaviour on all sides, in all interactions. The Common Everyday Rules are our way of putting our values into practice: humanity, community and trust. We are here for each other.

- We treat each other with respect in all encounters and situations.
- We respect each other’s homes, peaceful working conditions and right to a safe environment.
- Heka’s staff are there for the tenants. We value each other.
- We keep in mind that people are different, avoid making assumptions and try to understand each other.
- We are jointly responsible for the pleasantness and cleanliness of premises.
- We follow common rules and agreed practices.
- We intervene in inappropriate behaviour.
We promise to treat each other with respect and build a safe everyday life together. Each of us is an important part of the community.
Common Everyday Rules to be prominently displayed in spring
The full rules are available on our website and in the OmaHeka portal. We have also produced clear, multilingual posters that are based on the rules. The posters will be displayed in the shared areas of buildings, for example. We will also remind everyone of the Common Everyday Rules through our channels and the residents’ newsletter.
The rules have been drawn up in cooperation with representatives of Heka’s various professional groups and the resident advisory board.
Increased disturbances and inappropriate behaviour
In recent years, inappropriate behaviour has increased in various contexts. According to a survey carried out in 2025, around half of Heka staff have experienced inappropriate behaviour from a resident or customer, such as inappropriate language, racism, sexual harassment or threats of violence. At the same time, the number of housing disturbances reported by Heka residents has increased.
The everyday rules complement Heka’s Rules of Conduct. While the Rules of Conduct focus on topics of peaceful and safe housing, the Common Everyday Rules focus on everyday encounters, interaction and respect for others. The Common Everyday Rules are also binding for Heka staff and partners.
